Edited HDR Interior & Exterior Shots

  • Professional HDR photos taken on a Full Frame Sony camera (They look good).

  • Each photo gets edited in Adobe Lightroom to fine-tune and make everything look vibrant but still realistic.

  • I'm sure you know buyers will not look at your house if the photos are bad.

  • Normally I take 2-3 photos per room, 4 of the master bedroom, and a photo of anything you/I think is unique or want to show off (Buyers love uniqueness).

  • You own the photos once you pay. "You are paying for the right to rent the images for a period of time" is a real sentence actually said by a competitor and it makes me lose my mind.

Aerial Images & Video

  • Show true size and scale of the property in the cinematic way buyers expect now.

  • You get 5-10+ drone photos showing all the sides of your property and lawn.

  • Allow buyers to virtually walk-though the house 24/7. Appeals to the out-of-state, busy, and night-owl buyers.

  • Reduces wasteful in-person visits, saving time for both you and the buyer.

  • Allows buyers to measure any window, doors, or items in the space using the measurement tool

  • I pay for Matterport because it's the best, others use Zillow's 3D scan because it's free. (You can do it on your phone if you want)

  • According to Redfin 63% of buyers made an offer on a property UNSEEN other than a virtual walk-in in 2020, and in 2019 it was 32%. They haven't updated since, but I'd be willing to bet it's more than 32% (but less then 63%) which is absolutely bonkers.

Lot Line Approximation

  • Highlights the size and shape of the lot, showing buyers what outdoor space is useable.

  • Shows buyers a potential for expansions; like adding a pool, garden, or a fence.

  • Clarifies property boundaries and reduces confusion.

  • Reduces post-sale disputes over yard size and other nonsense.

  • A surprisingly unique shot to put you above the rest.
